The honest frame
Hurricane season runs June 1 to November 30, with the serious activity historically clustered August through October. This coast took direct hits from Ian in 2022 and Milton in 2024, with Helene's surge between them โ and pretending otherwise would be strange coming from a brokerage that rode them out. The useful response isn't anxiety โ it's knowing that two houses on the same street can carry very different risk, and that the difference is legible before you offer.
What to evaluate on any listing
Four things do most of the work. The flood zone: FEMA zones set whether a lender requires flood insurance, and they vary lot by lot โ listings on this site show their reported zone whenever the feed carries one โ most do โ and our search can color the map by it. The year built: Florida's building code tightened hard in 2002, and homes built since are engineered for wind in a way older ones aren't. The roof: its age drives insurability more than almost anything โ many insurers balk at older shingle roofs. And the openings: impact-rated windows and doors, or at minimum real shutters for every opening.

Evacuation zones are not flood zones
Two different maps get conflated constantly. FEMA flood zones are about insurance and lending โ they price the risk of water reaching the structure. Evacuation zones โ Sarasota County calls them evacuation levels, A through E, precisely to keep them apart from flood zones โ are about storm surge and when officials call for people to leave. A house can sit in a modest flood zone and still be in an early evacuation zone, or the reverse. Both counties publish an address lookup for evacuation zones; check it for any home you're serious about, because it shapes what a warning week actually asks of you.
Many seasons pass with watches and yard-furniture drills; 2024 didn't. The rhythm is the same either way: pay attention from August, know your zone, know your shutter plan โ preparation is what lets the cone graphics stay background noise.
The insurance picture
Homeowners insurance here does not cover flood โ flood is a separate policy, through the national program or private carriers, and in some zones the lender will require it. Two inspections punch above their weight: a wind-mitigation inspection documents every storm-resistant feature and directly discounts premiums, and older homes will usually need a four-point inspection before an insurer will bind at all. Both are routine to arrange during due diligence โ ask us.
